Consultation

To be most effective, Tom will work with you from the outset to understand your objectives, help you visualise your ideas through floor plans and sketches and develop realistic indications of cost and delivery.

 

 

Planning

If planning or listed permission is needed from the local authority, Tom will deal with this for you, preparing drawings, discussing any alterations and liaising on any points that need to be investigated further to ensure all parties are satisfied.

 

 

Procurement

After years of working on property projects in the Rutland and Leicestershire areas, Tom has built up a strong knowledge and network of reliable tradesmen and material suppliers that he can recommend.

 

 

Coordination

As the build starts, Tom will be on site daily; overseeing practical details, coordinating trades, and troubleshooting any issues before they become a problem - liaising with you on key decisions and choices.

Inspection

Once the building project is complete, Tom will carry out a final inspection with you, following up on any issues or snags and collating relevant paperwork or certificates for your records.

 

 

Tom's aim will be to make the property development process pain free for you, providing friendly, no-nonsense advice and keeping your vision, objectives and budget top-of-mind from the beginning to the end of the project.
